Probate Investing Tip

There seems to be some mystery about how to market to probates. I get asked about probate investing and marketing all the time. 

One of the most common questions that I am asked is “How long should I mail to people on my probate list?”

My answer is the same for all the different niches. You mail as long as the house is still available.  Probate investing is all about timing. So, keep in mind that just because the person has passed away, the house may not be able to be sold.  When the house can be sold will depend on what stage the probate is in.

Do You Mail The Same Letter?

The next question I get asked all the time is, “do you mail the same letter”?

No you don’t.

You will need a series of letters that I will call “nurturing” that are mailed over time. This is a very sensitive time. The last thing you want to do is offend the executors with your mailing.  But, you want to consistently mail the estate so that you will be there when the executor and/or the heirs are ready to sell the property. Keep mailing after everyone else has quit. (There’s magic in this one tip).

Probate investing is a great way to find houses.  Be prepared to offer to buy the house as is and be ready to clean it out. Often times executors think they will get all of the work done and then sell it for a profit. But, it is a lot of work and many of them will decide to just sell the house, contents and all.
