Smelly investment homes are as common as bad tenants when you are a landlord. I am not talking about the more normal damp or musty smell that often accompanies a vacant home. These smells can be gotten rid of pretty easily just by airing out the home or using great smelling cleaning products.
Other smells like pet urine, cigarette smoke and curry are three examples of odors that are very difficult to get rid of.

Seasoned real estate investors are not put off by a bad smell. They call this “The smell of money!” Let’s face it. You are not going to find a retail buyer who is going to buy a home with a bad smell. So these smelly homes are perfect for investors.
Getting Rid Of The Stink
Just because you buy it smelling bad, doesn’t mean you want the house to always smell bad! Tenants don’t want to live in homes that smell bad. Don’t worry. There are products on the market that you can use to get rid of the odor.
One of the best products for getting rid of nasty odors is Nilium. It doesn’t just mask the odor. It completely neutralizes it. You buy it in a concentrated, water soluble solution. It is sometimes hard to find locally so you may have to order it online. This product is very economical to use. It is available in a few different fragrances. You can use it to clean the home. It can also be added to paint so that it is applied to every surface that you paint.
Pet urine is one of the worst smells on the planet as far as I am concern. This odor is particularly difficult to eliminate. Remember that you can’t just remove urine soaked carpet and pad to get rid of the smell. You must also treat the subfloor or the smell will just come up through the new flooring. Hydrocide eliminates the odor on contact! It is also very economical to purchase and use. It is a great product that can be used to destroy odors in carpet, upholstery, mattress, grout, etc.

They also kill mold, both airborne and surface mold. These machines can only be used in vacant properties though and will damage things that contain leather and suede. This includes shoes, boots, belts, sofas, etc. so use caution when you use an ozone machine. These machines are expensive to purchase but you may be able to rent one locally to use when you need it.
Buy The House
Don’t let a bad smelling home put you off buying it. There are ways to get rid of awful odors. These types of investment properties tend to cost less to purchase and have fewer interested parties. Most investors purchase these stinky homes and laugh all the way to the bank!
